HOLLYWOOD & RAVENEL

What a replacement looks like on Hollywood & Ravenel roofs.

Hollywood's replacement market is two roofs. The 1970s to 1990s brick ranches and rural frame houses along Highway 162 and the Meggett road side have long low-pitch runs, carports and later additions tied into the main roof, and shingle on its second or third cycle. The 2000s custom homes in Stono Ferry and Poplar Grove have steep hips, dormers and complex valleys, first-cycle architectural shingle, and an HOA that reviews the color.

Ravenel's stock is older and more rural: ranches in the town center and along the Highway 17 South corridor, houses and manufactured homes down Log Bridge Road and on the Caw Caw side, and metal barns on acreage with Savannah Highway frontage. A Ravenel replacement often includes an outbuilding, and the written estimate prices the house and the barn as separate lines.

Wind sets the spec on the Hollywood water side. Stono Ferry golf lots and Poplar Grove marsh frontage take gusts off the Stono River and Wallace Creek with nothing in the way, so High Wind, six nails per shingle and sealed deck, is the match. Under the oak and pine canopy in Ravenel and along Highway 162, Lowcountry Classic and Peace Of Mind carry the corridor, and the price ladder is the same one published for Charleston.

Up to three permit offices cover this corridor: the Town of Hollywood, the Town of Ravenel, and Charleston County for the unincorporated parcels between and around them. We confirm which one your parcel falls under and pull the permit under your order, and a Stono Ferry or Poplar Grove home gets its association form submitted with the shingle color first.

Asked in Hollywood & Ravenel.

How much does a roof replacement cost in Hollywood or Ravenel?

Most Hollywood & Ravenel replacements run $13,200 to $29,150. 1,800 sq ft brick ranch, Highway 162 or Log Bridge Road on Lowcountry Classic runs $13,200 to $14,450. 2,000 sq ft ranch with addition, Ravenel town center or Meggett road side on Peace Of Mind runs $17,400 to $19,100. 2,600 sq ft custom home, Stono Ferry or Poplar Grove on High Wind runs $26,700 to $29,150. Fixed in writing before work starts.

How long does a roof replacement take?

Most Lowcountry homes under 3,000 square feet are torn off and re-roofed in one day. Larger or steeper homes take two. Weather delays are the only thing that changes that, and we never leave a roof open overnight.

Will insurance pay for my roof?

If the damage is from wind or a named storm, often yes. We photograph and document the roof in the format adjusters expect and meet them on site. Age and wear alone are not covered.

What shingles do you install?

TAMKO Titan XT and Heritage architectural shingles as standard. Titan XT carries a 160 MPH wind warranty when installed with six nails, which is how we install every roof.

Do I need HOA or historic approval?

In many Lowcountry neighborhoods, yes. I'On, Old Village, Daniel Island, Kiawah and the Charleston peninsula all review roofing. We prepare and submit the paperwork with your order.

What is the best season to replace a roof here?

Any month works. Fall and winter have the most open schedule and the least storm risk. Spring and early summer book fastest ahead of hurricane season.
