What a replacement looks like on Mount Pleasant roofs.
Mount Pleasant roofs fail from the edges in. Salt air off Charleston Harbor and the Wando works on fasteners and flashing along Shem Creek, the Old Village waterfront and the Pitt Street causeway years before it touches a roof in Park West. We inspect the metal first, because that is where the water gets in.
The town's housing stock tells us what we will find under the shingles. 1950s Old Village cottages often carry plank decking that needs sistering. 1980s and 1990s Snee Farm and Hobcaw homes are on their second or third shingle cycle, usually with the original ventilation. Park West, Dunes West, Carolina Park and Rivertowne builds from the 2000s onward are hitting their first replacement with builder-grade three-tab or early architectural shingle.
Two neighborhoods add a paperwork step. I'On's design review and the Old Village Historic District both approve roofing profiles, colors and materials. We prepare the submission with your order and hold the install date until the approval is in hand.
East of the Cooper there is nothing between your roof and a named storm but marsh. Every Mount Pleasant install gets the six-nail high-wind pattern, sealed valleys, and stainless fasteners within a mile of open water. On the High Wind package that carries a TAMKO 160 MPH warranty.

Asked in Mount Pleasant.
How much does a roof replacement cost in Mount Pleasant?
Most Mount Pleasant replacements run $14,000 to $56,850. 1,800 sq ft ranch, Snee Farm on Lowcountry Classic runs $14,000 to $15,300. 2,400 sq ft two-story, Park West on High Wind runs $26,100 to $28,500. 1,800 sq ft cottage, standing seam, Old Village on The Pearl Metal runs $56,850. Your written price is fixed before work starts.
How long does a roof replacement take?
Most Lowcountry homes under 3,000 square feet are torn off and re-roofed in one day. Larger or steeper homes take two. Weather delays are the only thing that changes that, and we never leave a roof open overnight.
Will insurance pay for my roof?
If the damage is from wind or a named storm, often yes. We photograph and document the roof in the format adjusters expect and meet them on site. Age and wear alone are not covered.
What shingles do you install?
TAMKO Titan XT and Heritage architectural shingles as standard. Titan XT carries a 160 MPH wind warranty when installed with six nails, which is how we install every roof.
Do I need HOA or historic approval?
In many Lowcountry neighborhoods, yes. I'On, Old Village, Daniel Island, Kiawah and the Charleston peninsula all review roofing. We prepare and submit the paperwork with your order.
What is the best season to replace a roof here?
Any month works. Fall and winter have the most open schedule and the least storm risk. Spring and early summer book fastest ahead of hurricane season.
