What a replacement looks like on Seabrook Island roofs.
On Seabrook Island a roof replacement is often a building decision before it is a household one. The 1970s and 1980s villa regimes along Seabrook Island Road and near the beach club share roofs, so the price is written per building, the regime board votes on it against a reserve study, and every unit is torn off and closed the same day. We write that price fixed, in one document, for the board.
The single-family side is the 1980s and 1990s stained-wood homes under canopy on the Ocean Winds and Crooked Oaks golf courses and in Marsh Island Woods, many still on wood shake that this market has been replacing with standing seam or an architectural shingle that reads like shake. A shake tear-off usually exposes skip sheathing that has to be decked over, and we price that in writing before tear-off.
The Seabrook Island Property Owners Association's Architectural Review Committee approves material, profile and color before the Town of Seabrook Island permit is filed. We prepare the ARC package with your order, hold the install date until it clears, pull the town permit, and register the crew and deliveries with SIPOA security for the gate.
Seabrook faces two waters. North Beach takes surf wind and daily spray on elevated oceanfront frames. Privateer Creek and the Bohicket Marina side take a tidal wind off the creek and the marsh with salt in it but no surf. Fastening, hangers and the panel or shingle choice are specified for which water the house faces, and every fastener is stainless or coated for salt on every package.
1970s and 1980s villa regimes and townhome clusters along Seabrook Island Road and near the beach club, with shared roofs decided at the regime level; 1980s and 1990s stained-wood and shingle-sided single-family homes under canopy on the Ocean Winds and Crooked Oaks golf courses and in Marsh Island Woods, many built with wood shake that this market has been replacing with standing seam or architectural shingle; 1990s to 2010s oceanfront elevated homes on North Beach and creek-front and marsh-front homes along Privateer Creek and the Bohicket Marina side with standing seam and complex hips. Mostly second homes.
Fifty-five minutes from Mount Pleasant down Highway 17, Main Road and Bohicket Road past the Bohicket Marina turn to the Seabrook gate, with Kiawah Island on the same dispatch run.

Asked in Seabrook Island.
How much does a roof replacement cost on Seabrook Island?
Most Seabrook Island replacements run $14,900 to $90,800. 1,800 sq ft villa or cottage, Seabrook Island Road on Lowcountry Classic runs $14,900 to $16,300. 2,300 sq ft canopy home, Crooked Oaks or Marsh Island Woods on High Wind runs $26,600 to $29,100. 2,700 sq ft oceanfront or creek-front home, North Beach or Privateer Creek on The Pearl Metal runs $90,800. Regimes are priced per building, fixed in writing first.
How long does a roof replacement take?
Most Lowcountry homes under 3,000 square feet are torn off and re-roofed in one day. Larger or steeper homes take two. Weather delays are the only thing that changes that, and we never leave a roof open overnight.
Will insurance pay for my roof?
If the damage is from wind or a named storm, often yes. We photograph and document the roof in the format adjusters expect and meet them on site. Age and wear alone are not covered.
What shingles do you install?
TAMKO Titan XT and Heritage architectural shingles as standard. Titan XT carries a 160 MPH wind warranty when installed with six nails, which is how we install every roof.
Do I need HOA or historic approval?
In many Lowcountry neighborhoods, yes. I'On, Old Village, Daniel Island, Kiawah and the Charleston peninsula all review roofing. We prepare and submit the paperwork with your order.
What is the best season to replace a roof here?
Any month works. Fall and winter have the most open schedule and the least storm risk. Spring and early summer book fastest ahead of hurricane season.
