ISLE OF PALMS

What a storm claim looks like on Isle of Palms roofs.

A tropical system crosses the dunes and hits Front Beach, the Wild Dunes beachfront and Breach Inlet before it hits anything else in Charleston County, and an elevated house on pilings takes uplift at the eaves and rakes rather than a limb strike. The damage is often lifted shingle rows and torn drip edge on the ocean-facing slope, and it needs to be documented and covered before the next tide brings more spray.

Most owners are somewhere else when the storm passes. We photograph every slope, write the scope in carrier format, meet the adjuster on the roof, and send the whole file to the owner and the property manager. For a Wild Dunes villa regime, the claim is the regime's, and we document the building as a whole so the board has one file to work from.

The Isle of Palms Connector and the Ben Sawyer Bridge close in sustained high wind and can stay restricted after a named storm, so the first 48 hours belong to the owner and the property manager: ground photos, the wind claim opened, and the flood claim opened separately if surge crossed Palm Boulevard. We are on the roof the first day access is restored, and the rental calendar is worked into the schedule.

An elevated Front Beach or Forest Trail house that lost rake shingles in Matthew or Dorian and got them replaced in the same pattern will lose them again. A storm replacement is when the island roof gets built correctly: the six-nail high-wind pattern, sealed eaves and rakes, stainless fasteners, and with ordinance or law coverage paying the code upgrades, an honest look at The Pearl instead of a third shingle roof.

HOUSING STOCK

1970s to 1990s elevated wood-frame beach houses on pilings along Palm Boulevard, Forest Trail and the numbered avenues, many with low-slope sections and rooftop decks; 1980s to 2000s Wild Dunes homes and villa regimes with steeper hips, metal accents and stucco or shingle siding; 1960s and 1970s cottages on the Breach Inlet end and the interior lots between 41st and 57th Avenue; Intracoastal-side homes along Waterway Boulevard with dock-facing exposure. Heavy second-home and short-term-rental ownership, so many decisions are made by an owner who is not on the island.

LOCAL CREW

Fifteen minutes from Mount Pleasant over the Isle of Palms Connector, with Sullivan's Island on the same dispatch run across Breach Inlet.

Asked in Isle of Palms.

Will a claim raise my premium?

Weather claims are generally treated differently from at-fault claims, but every carrier differs. Ask your agent before filing. We give you the documentation either way so you can decide.

How long do I have to file after a storm?

Most SC policies allow one year or more, but damage gets harder to prove as it weathers. Get it documented within weeks.

Do you waive deductibles?

No. That is insurance fraud in South Carolina. We price the job honestly and help you understand what the carrier owes.

How fast can you get out after a storm?

Inspections within 48 hours, sooner when a storm has come through. We photograph everything so the claim starts with proof.

What if the adjuster denies it?

We review their report against our photos and request a re-inspection when the evidence supports it.
