SULLIVAN'S ISLAND

What a storm claim looks like on Sullivan's Island roofs.

A tropical system coming up the coast reaches Sullivan's Island before it reaches Mount Pleasant, and Breach Inlet at the Marshall Boulevard end takes wind off the ocean and the inlet at once. An elevated house on pilings on the Station 18 to Station 32 oceanfront takes uplift at the eaves and rakes rather than a limb strike, and the damage is usually lifted shingle rows and torn drip edge on the ocean-facing slope. It needs to be documented before the next onshore wind brings more spray.

Most owners are somewhere else when the storm passes. We photograph every slope, write the scope in carrier format, meet the adjuster on the roof, and send the whole file to the owner and whoever watches the house. A storm replacement on a visible roof in the historic overlay still goes to the Design Review Board, and we file that with the claim so the approval does not slow the rebuild.

The Ben Sawyer swing bridge closes in sustained high wind and the island may stay restricted after a named storm, so the first 48 hours belong to the owner and whoever watches the house: photos from the ground, the wind claim opened, and the flood claim opened separately for a V-zone house that took surge. We are on the roof the first day the bridge reopens to contractors.

A storm rebuild inside the historic overlay has two files that must agree: the carrier's scope and the Design Review Board's approval. A 1920s Middle Street cottage that loses its old metal in a storm is restored in a narrow-rib standing seam the Board will accept, and if your policy carries ordinance or law coverage, the code upgrades on an oceanfront elevated house are part of the claim, not out of pocket.

HOUSING STOCK

1900s to 1940s wood-frame beach cottages and officers' houses along Middle Street, I'On Avenue and the Fort Moultrie end, many inside the historic overlay with low-pitch porch roofs and metal already on some; 1970s to 1990s elevated houses on pilings by station number from Station 18 to Station 32 with hips and low-slope deck sections; 2000s to 2020s full rebuilds on Atlantic Avenue and the oceanfront stations with steep gables, standing seam and stucco or shingle siding. Heavy second-home ownership, so the roof decision is usually made off the island.

LOCAL CREW

Twelve minutes from Mount Pleasant over the Ben Sawyer Bridge, the closest island to HQ, with Isle of Palms on the same dispatch run across Breach Inlet.

Asked in Sullivan's Island.

Will a claim raise my premium?

Weather claims are generally treated differently from at-fault claims, but every carrier differs. Ask your agent before filing. We give you the documentation either way so you can decide.

How long do I have to file after a storm?

Most SC policies allow one year or more, but damage gets harder to prove as it weathers. Get it documented within weeks.

Do you waive deductibles?

No. That is insurance fraud in South Carolina. We price the job honestly and help you understand what the carrier owes.

How fast can you get out after a storm?

Inspections within 48 hours, sooner when a storm has come through. We photograph everything so the claim starts with proof.

What if the adjuster denies it?

We review their report against our photos and request a re-inspection when the evidence supports it.
