What a replacement looks like on Folly Beach roofs.
Folly Beach has three roofs. The 1950s to 1970s cottages on the interior numbered streets off East and West Erie sit low, often on slab, with simple gables that have been re-shingled several times and hide soft decking at the eaves. The 1980s to 2000s elevated houses on East and West Ashley Avenue and Arctic Avenue carry steep gables, rooftop decks and low-slope sections that need different materials on the same house. The post-Hugo rebuilds at the Washout were built to a stronger code and are now reaching their first or second replacement.
Salt and sand set the spec on Folly. Every replacement here gets stainless or coated fasteners, coated or aluminum flashing, and a shingle or panel rated for coastal exposure, because a galvanized nail on the oceanfront row rusts through the shingle from below. The written estimate names the fastener and flashing material so a remote owner can read exactly what goes on the house.
Most Folly owners are not on the island when the roof goes on. The order is placed online, the City of Folly Beach permit is pulled under it, the tear-off day is set from your booking calendar, and the crew sends photos of the deck, the underlayment and the finished slopes before the final inspection. A one-day job on a Folly cottage fits between check-out and check-in.
Access matters on a barrier island. Folly Road and the bridge are the only way in, a dump trailer has nowhere to sit on Center Street in season, and the oceanfront lots on East Ashley Avenue have no room for a dumpster beside the house. We stage under the elevated house or on the street side, confirm the City's rules for the block, and price the haul-off in the estimate.
1950s to 1970s single-story beach cottages on the interior numbered streets off East and West Erie and East and West Cooper, many on slab or short piers with low-pitch gable roofs; 1980s to 2000s elevated piling houses on East and West Ashley Avenue and Arctic Avenue with steep gables, rooftop decks and low-slope sections; post-Hugo rebuilds from the 1990s at the Washout and along the oceanfront; Sunset Cay and Mariners Cay townhouse and condo regimes on the Folly River side, roofed at the regime level; Little Oak Island villas.
Forty minutes from Mount Pleasant over the Connector, through James Island and down Folly Road to the bridge, with James Island and Johns Island on the same Sea Islands dispatch run.

Asked in Folly Beach.
How much does a roof replacement cost on Folly Beach?
Most Folly Beach replacements run $14,250 to $77,200. 1,800 sq ft interior cottage, East Erie or the numbered streets on Lowcountry Classic runs $14,250 to $15,600. 2,000 sq ft elevated house, Arctic Avenue or West Ashley Avenue on High Wind runs $22,150 to $24,200. 2,400 sq ft oceanfront house, East Ashley Avenue or the Washout on The Pearl Metal runs $77,200. The written price is fixed before work starts.
How long does a roof replacement take?
Most Lowcountry homes under 3,000 square feet are torn off and re-roofed in one day. Larger or steeper homes take two. Weather delays are the only thing that changes that, and we never leave a roof open overnight.
Will insurance pay for my roof?
If the damage is from wind or a named storm, often yes. We photograph and document the roof in the format adjusters expect and meet them on site. Age and wear alone are not covered.
What shingles do you install?
TAMKO Titan XT and Heritage architectural shingles as standard. Titan XT carries a 160 MPH wind warranty when installed with six nails, which is how we install every roof.
Do I need HOA or historic approval?
In many Lowcountry neighborhoods, yes. I'On, Old Village, Daniel Island, Kiawah and the Charleston peninsula all review roofing. We prepare and submit the paperwork with your order.
What is the best season to replace a roof here?
Any month works. Fall and winter have the most open schedule and the least storm risk. Spring and early summer book fastest ahead of hurricane season.
