What a storm claim looks like on Kiawah Island roofs.

A tropical system crossing the Kiawah beachfront hits Ocean Park, Cassique and the Vanderhorst oceanfront rows with surf wind on elevated frames, and the damage there is uplift at the eaves and rakes and torn drip edge on the ocean-facing slope. Under the canopy in Turtle Point and Osprey Point, the same storm drops oak limbs and pine tops onto steep gables and dormers, so the damage is punctures and crushed valleys. Both need to be documented before the next band of rain.

Most owners are somewhere else when the storm passes, and the gate is still the gate. We register for access through the Community Association, photograph every slope, write the scope in carrier format, meet the adjuster on the roof, and send the whole file to the owner and the property manager. A storm replacement still goes to the Architectural Review Board, and we file that with the claim so approval does not slow the rebuild.

Kiawah closes behind a named storm, and re-entry runs on the Town's and the Community Association's schedule, so the first 48 hours belong to the owner and the property manager: photos from whoever is on the island, the wind claim opened, and the flood claim opened separately for an Ocean Park or Cassique house that took surge. We are registered for the gate and on the roof the first day contractors are admitted.

Age and material decide the Kiawah claim. A 1990s shake roof in Turtle Point is often insured at actual cash value and depreciated to little, while a 2010s standing seam roof in The Settlement is paid at replacement cost. We read the roof clause with you before the adjuster visit, and a storm rebuild on a canopy home is the moment to move from shake to a matte metal or High Wind shingle the ARB will approve.
