Gutters in Hanahan

Under the pines in Otranto, Berkeley Hills, Dominion Hills and Old Hanahan, gutters fill with needles in every season, and on a long single-story ranch one blocked downspout can back up the whole run. Standard guards let needles through. We install 6-inch seamless aluminum with micro-mesh guards on every Hanahan job so they do not.

Tanner Plantation and Eagle Landing two-stories usually came with 5-inch builder gutters undersized for the roof area, and the tall walls mean a downspout that overflows dumps water straight against the slab. We upsize to 6-inch on those homes and extend the downspouts away from the foundation as part of the install.

Gutters on a low-pitch Otranto or Berkeley Hills ranch have a slope problem of their own. A forty-foot run on a nearly flat roofline has to fall an inch or more to the downspout to drain, and the original gutters were often hung level and have held standing water for decades. We re-hang for fall, add a downspout at the far end where the run is too long, and replace the fascia the standing water has rotted, each priced as its own line.

For a Tanner Plantation or Yeamans Hall area home where the roof and gutters are due together, doing both in one order means the drip edge, gutter apron and fascia are rebuilt as one edge and the HOA or the club's design review sees one color submission. Done separately a year later, the gutter crew is working against a finished roof edge, and the seam between the two jobs is where the next leak starts.
