HANAHAN

What a replacement looks like on Hanahan roofs.

Cross Yeamans Hall Road and the roofs change era. On the Otranto, Berkeley Hills and Dominion Hills side, 1960s and 1970s brick ranches carry their second or third shingle, and a tear-off there starts at the eaves, where pine straw has sat on the decking for years. What we find under the shingle is priced in writing before the crew arrives.

Tanner Plantation, Eagle Landing and Ibis Glade went up in the 2000s and 2010s on builder-grade architectural shingle, and those roofs are reaching the end of their first life within a few years of each other. They stand taller and steeper than the ranches, with more hips and valleys to flash, and the HOA color request goes in with the order.

Hanahan sits between the Goose Creek Reservoir and the Cooper River, and the coastal wind zone reaches here even though the ocean is fifteen miles off. Every replacement is fastened to the coastal spec, and the streets facing open water toward the Cooper get High Wind's six-nail pattern recommended by name.

Inside city limits, the re-roof permit and final inspection go through the City of Hanahan rather than Berkeley County. We confirm the permitting authority from your parcel, pull the permit under your order and schedule the final before the crew leaves.

Asked in Hanahan.

How much does a roof replacement cost in Hanahan?

Most Hanahan replacements run $12,950 to $30,800. 1,800 sq ft brick ranch, Otranto on Lowcountry Classic runs $12,950 to $14,200. 2,100 sq ft ranch with carport tie-in, Berkeley Hills on Peace Of Mind runs $17,900 to $19,650. 2,800 sq ft two-story, Tanner Plantation on High Wind runs $28,200 to $30,800. Your price is fixed in writing first.

How long does a roof replacement take?

Most Lowcountry homes under 3,000 square feet are torn off and re-roofed in one day. Larger or steeper homes take two. Weather delays are the only thing that changes that, and we never leave a roof open overnight.

Will insurance pay for my roof?

If the damage is from wind or a named storm, often yes. We photograph and document the roof in the format adjusters expect and meet them on site. Age and wear alone are not covered.

What shingles do you install?

TAMKO Titan XT and Heritage architectural shingles as standard. Titan XT carries a 160 MPH wind warranty when installed with six nails, which is how we install every roof.

Do I need HOA or historic approval?

In many Lowcountry neighborhoods, yes. I'On, Old Village, Daniel Island, Kiawah and the Charleston peninsula all review roofing. We prepare and submit the paperwork with your order.

What is the best season to replace a roof here?

Any month works. Fall and winter have the most open schedule and the least storm risk. Spring and early summer book fastest ahead of hurricane season.
